How Often Should Fire Systems Be Tested? A Maintenance Schedule for Jordan

Fire alarms, sprinklers, pumps, extinguishers and emergency lighting each have their own testing interval. Here is the full schedule, what the records must show, and what happens if you cannot produce them.

Short answer: fire pumps are run weekly, alarm devices are tested on a rolling monthly cycle with every device covered annually, extinguishers are inspected monthly and serviced annually, emergency lighting gets a short monthly function test and a full-duration test once a year, and sprinkler systems are inspected quarterly with a full flow test annually. The records matter as much as the tests.

Why the schedule exists at all

A fire system spends its entire life doing nothing. The failure modes that matter — a flat standby battery, a painted-over sprinkler head, a seized pump, a detector caked in dust — are all silent. Nothing tells you the system has stopped working except testing it.

This is also the practical difference between a compliant building and a defensible one. After an incident, both the Civil Defense Directorate and your insurer will ask for the maintenance record. An untested system is treated, reasonably, as an unproven one.

The schedule

Weekly

  • Fire pumps — run the pump and record start pressure, running condition and duration. This is

the single most valuable recurring test in the building, because a fire pump that will not start makes the entire water-based system decorative.

  • Panel check — confirm the fire alarm panel shows normal status and no standing faults.

Monthly

  • Fire alarm devices — test a rotating sample of call points and detectors so that every device

in the building is covered across the year. Test a different zone each month and log which.

  • Emergency lighting — short function test: cut mains, confirm luminaires illuminate.
  • Fire extinguishers — visual inspection. Correct location, seal intact, pressure gauge in the

green, access unobstructed.

Quarterly

  • Sprinkler systems — inspect gauges, valves and alarm devices; confirm control valves are open

and secured.

  • Hydrants and hose reels — inspect for damage, obstruction and accessibility.
  • Clean-agent systems — check cylinder pressure and confirm the system is in its normal state.

Annually

  • Full fire alarm inspection — every device, every function, every interface. Including the

parts people forget: door releases, damper closures, lift homing, plant shutdown signals.

  • Fire pump flow test — verify the pump still delivers its rated flow and pressure. A pump that

starts is not the same as a pump that performs.

  • Emergency lighting duration test — full rated duration, usually three hours. Batteries

degrade quietly; a luminaire that lights for ten minutes fails when it counts.

  • Extinguisher service — by a competent person, with the service label updated.
  • Clean-agent cylinder weighing — agent quantity verified against the design concentration.

Every few years

  • Extinguisher discharge testing and hydrostatic testing on the manufacturer's cycle.
  • Clean-agent room integrity (door-fan) retesting, particularly after any building work that could

have affected the room envelope.

The part most buildings get wrong

Not the tests — the records. A maintenance regime that is carried out but not documented gives you the safety benefit and none of the compliance benefit.

A usable record shows, for every visit: the date, who attended, exactly which devices were tested, what the results were, what failed, and what was done about the failures. A signed sheet that says "system tested — OK" is not evidence of anything.

The other common gap is inherited buildings. If you took over a facility and have never seen an asset register for its fire systems, you do not know what is installed, and neither does anyone else. That is worth resolving before it is resolved for you by an inspection.

What about systems installed by someone else?

They still need maintaining, and a competent contractor will take them on. The sensible first step is a condition survey: document what is actually installed and what state it is in, which frequently differs from the handover paperwork. From there the schedule above applies normally.
